Perhaps more important than helping clients buy this spring is agents getting homeowners ready to sell. With relatively few people thinking about putting their homes on the market, real estate professionals may need to help grease the skids with some helpful hints to better prepare houses to move as quickly as possible.
For owners that might be on the fence about putting their properties up for sale, agents need to present a list of reasons why now is a great time to do so, and in the spring the number is huge, according to Rochester Real Estate. While most people will understand intuitively that the spring is a great time to sell, agents should let owners know specifically what the best times to list are based on the specifics of their home, and what times might be too early or too late.
Other important factors
Of course, it's not just when clients list that determines how quickly and easily their properties will sell, but also the asking price. The good news, of course, is that with such significant home price increases in recent years, many owners may be pleasantly surprised to see just how much their properties have appreciated. Even a relatively conservative list price could pay off, because not only have prices jumped sharply on an annual basis for much of the last few years, but the number of would-be buyers in the market almost ensures there will be multiple bidders on just about any property put up for sale.
This is information agents know by now, but some homeowners may not know the high level of demand there is for homes for sale these days. The key is outreach, in multiple ways, to help educate owners about the opportunities that may be available to them.
Let people know what works
It might also be wise to host a seminar for prospective home sellers at this time of year. While many agents may focus on connecting with buyers, trying to attract the attentions of potential sellers could go a bit further in terms of letting them know why now is a good time to sell and the benefits that may be available to them if they decide to do so this spring.
Such an effort should include some of the most common tips for sellers, such as decluttering, depersonalizing, sprucing up the front to boost curb appeal and so on, according to Fortune Builders. But it's important to appeal not only to people's logic - that is, "now is a great time to sell because of the following facts about the local market, your opportunities, etc." - but more importantly to their emotions. Selling a home is a major life decision and it's not something people take lightly, nor should they.
With that in mind, agents may do well to present themselves as a helping hand throughout not only the simpler aspects of selling a home, but the more difficult ones as well. After all, seasoned pros have likely gone through dozens or hundreds of sales, and their experience in all aspects of that process should be presented as an invaluable resource to sellers.
