IS THERE A DEDUCTIBLE? A reasonable deductible applies for each service call per trade or the actual cost of service whichever is less.

IS THERE COVERAGE IN MY STATE? HMS Home Warranties are available throughout the contiguous 48 states and the District of Columbia.
WHEN DOES COVERAGE BEGIN? For Sellers- coverage begins when the enrollment form is received and continues through the listing agreement period (up to 180 days). Extensions are available for up 360 days provided a listing agreement is still in effect. For Buyers- coverage begins at closing (when title is transferred and payment is received). For Existing Homeowners: Coverage is effective 30 days after receipt of funds.
IS A HOME INSPECTION REQUIRED TO PURCHASE THE HMS HOME WARRANTY? A home inspection is not required although we always recommend a home inspection.
WHEN DOES THE SELLER/BUYER RECEIVE THEIR HMS HOME WARRANTY AGREEMENT? The Seller will be mailed a copy of the Seller HMS Home Warranty Agreement detailing their coverage, terms, conditions and limitations within seven (7) business days of receipt and processing of the home warranty application. The Buyer will be mailed a copy of their HMS Home Warranty Agreement detailing their coverage, terms, conditions and limitations within seven (7) business days after payment is received and processed.
HOW DO I REQUEST SERVICE? Call 1-800-432-1033, 24 hours a day, 365 days a year and a customer service specialist will be happy to assist you.
CAN A CONTRACT HOLDER USE THEIR OWN REPAIRMAN? A customer must contact the HMS Home Warranty Plan Claims Center for authorization. Homeowners will not be reimbursed for service preformed without prior approval. We have an extensive list of service providers in our network. There is a chance that the company of choice is already approved to do work for us. Also, if you would like to recommend a service contractor to us, please give us the information and we will gladly contact the company.
WHAT IS THE QUALITY OF THE HMS SERVICE PROVIDER NETWORK? We have over 40,000 local and national service providers in our network. Every provider that we refer has undergone an extensive screening and selection process, which includes but is not limited to: license checks, verification of active liability insurance, interviews with previous customers. Remember that no one is permitted in our network unless he/she meets all of our stringent requirements.
IS THERE A LIMIT TO THE NUMBER OF TIMES A CONTRACT HOLDER CAN USE THE WARRANTY? There is no limit to the number of times they can use the service*. Please refer to HMS Home Warranty Contract for complete coverage details.
ARE THERE ANY CLAIMS MAXIMUMS OR CAPS? Please refer to the HMS Home Warranty brochure for state specific plans and coverages. The HMS Home Warranty Plan may include a claims maximum per covered claim as well as an aggregate claims maximum per Agreement term.
IS THE WARRANTY RENEWABLE? Renewable coverage for subsequent years is available so you can enjoy continued protection for as long as you own your home. Renewal eligibility is subject to underwriting guidelines.
WHAT IF SOMETHING IS NOT WORKING PROPERLY AT THE TIME OF CLOSING? Coverage is for systems and appliances that are in proper working condition on the plan's effective date.
CAN A RENTED PROPERTY BE COVERED? Coverage is available on single-family homes occupied by a tenant. The owner is responsible for calling in the claim for service and responsible for the deductible charges.
DOES THE PLAN COVER TOWNHOUSES AND CONDOS? Townhouses and Condos are covered under the provisions of the plan, however, shared equipment is not covered.
DOES THE HOME WARRANTY COVER MOBILE HOMES? If the mobile home was built within ten (10) years from the effective date of coverage and is permanently secured and the land is included in the sale then warranty coverage may be available. Mobile / manufactured homes that are located in a division operated similar to a condominium, where maintenance is provided, are also eligible for coverage.
CAN THE PLAN BE CANCELLED? A Seller Home Warranty Plan and a Buyer Conversion Home Warranty Plan are non-cancelable except as governed by state law. A Buyer Direct Home Warranty Plan, a New Home Warranty Plan, or an Open Direct Home Warranty Plan may be cancelled any time upon our receipt of ten (10) days prior written notice. Any refund issued is subject to short-rate schedules and the deduction of a $25 processing fee, and any charges for issue, service, and claims paid.
